1. Agreement to Terms

Welcome to Hously Insights. These Terms of Service ("Terms") govern your access to and use of the Hously Insights property management platform ("Platform"). By accessing or using our Platform, you agree that you have read, understood, and accept these Terms, as well as our Privacy Policy. If you do not agree, you may not use the Platform. We reserve the right to terminate or suspend your account immediately, without prior notice or liability, for any reason, including breach of these Terms. These Terms constitute a legally binding agreement between you and Hously Insights ("we," "us," or "our").

2. Platform Access

To use our Platform, you must create an account and subscribe to a plan. You agree to: • Provide accurate account information • Keep your login credentials secure • Not share or transfer your account • Be responsible for all activity under your account • Notify us of any unauthorized access

3. Subscription Terms & Account Status

• Base subscription is $10 per month (includes up to 50 properties) • All fees are non-refundable • Failed payments result in immediate service interruption • Subscriptions auto-renew unless cancelled • We may change pricing with 30 days notice • You are responsible for all applicable taxes Account Status: • Accounts created without an active subscription may be deleted after 30 days • We'll send an email notification before deletion • You can prevent deletion by subscribing to a plan • When you cancel your subscription, access continues until the end of your billing period • After your billing period ends, your account data may be deleted after 30 days • You are responsible for exporting any data you wish to keep • We'll notify you before any data deletion • We reserve the right to delete accounts and associated data for accounts that never activated a subscription or have cancelled subscriptions after the retention period • Accounts violating our terms of service may also be deleted By using the Platform, you authorize us to charge your payment method for all fees incurred.

5. Platform Usage & Limits

You agree to: • Use the Platform only for legitimate property management purposes • Not attempt to break or bypass Platform security • Not use the Platform for any illegal activities • Not interfere with other users' access • Be responsible for the accuracy of data you enter • Obtain necessary consents from tenants • Comply with applicable laws • Maintain your own backups of important data • Not hold us responsible for any data loss Platform Limits: • Maximum of 50 properties per account • Up to 20 tenants per property • Maximum 30 monthly payments/bills per property • Up to 30 maintenance records per property • 50 total tasks and budget goals across all properties You acknowledge that you are solely responsible for maintaining appropriate backups of your data and obtaining all necessary consents from any individuals whose information you input into the Platform.

6. Data & Privacy

Your use of the Platform is also governed by our Privacy Policy. You agree to: • Review and comply with our Privacy Policy • Only input data you have the right to use • Be responsible for the accuracy of your data • Secure your account credentials

7. Changes to Service

We may modify the Platform at any time, including: • Adding or removing features • Updating how features work • Changing system requirements • Adjusting availability We'll notify you of significant changes. Continuing to use the Platform after changes means you accept them. If you disagree with any changes, you may cancel your subscription.

8. Liability

• The Platform is provided "as is" without warranties • Our total liability is limited to fees paid in the last 12 months • We're not liable for any damages or losses related to your use • You agree to defend and indemnify us against any claims • All disputes must be filed in Ontario, Canada • You waive any class action rights • You must file claims within one year Service Availability: • We don't guarantee uninterrupted service • No refunds for downtime or interruptions • We're not liable for data loss

9. Dispute Resolution

All disputes must: • Be filed in Ontario, Canada • Be resolved individually (no class actions) • Be filed within one year • Start with informal resolution attempts You agree that Ontario law applies regardless of your location.

10. Intellectual Property

All rights, title, and interest in and to the Platform (excluding content provided by users) are and will remain the exclusive property of Hously Insights. The Platform is protected by copyright, trademark, and other laws of Canada and foreign countries. You may not: • Copy, modify, or create derivative works of the Platform • Reverse engineer or attempt to extract the source code • Remove or alter any copyright, trademark or other proprietary rights notices • Use our name, trademarks, or logos without express written consent Any feedback or suggestions you provide regarding the Platform may be used by us without any obligation to compensate you.
